Introduction
outh Florida doesn't let a weak roof slide. Hurricane season runs June through November. Salt air attacks fasteners year-round.
UV exposure bleaches and cracks shingles faster here than anywhere else in the country. When your shingles are curling, granules are filling your gutters, or a storm has left bare decking exposed, you need a shingle roof replacement — not a patch job. Haven Home Remodeling Group installs full tear-off shingle systems rated for the High Velocity Hurricane Zone (HVHZ).
We use GAF Timberline HDZ, Owens Corning Duration, and CertainTeed Landmark shingles with peel-and-stick underlayment, six-nail fastening patterns, and Miami-Dade Notice of Acceptance (NOA) approval on every component. Our licensed crews pull permits, pass inspections, and back every install with a lifetime workmanship warranty.

Shingle roof replacement in Miami-Dade and Broward counties must meet the Florida Building Code HVHZ rules — the strictest wind standards in the country. Standard shingles sold at big-box stores do not meet these rules. Every component needs a Miami-Dade NOA — the shingle, the underlayment, the drip edge, and the fasteners. Skipping NOA approval is a failed inspection and a stop-work order. It can also void your insurance claim.
The HVHZ requires a six-nail fastening pattern on each shingle instead of the standard four nails used in most other states. That extra pair of nails is the difference between a roof that holds at 130 mph and one that peels back in a Category 2 storm. Storms like Andrew (1992), Wilma (2005), and Irma (2017) all exposed homes with undersized fastening patterns.
“That extra pair of nails is the difference between a roof that holds at 130 mph and one that peels back in a Category 2 storm.”
Peel-and-stick underlayment is also required in HVHZ. This is a self-adhering membrane that bonds directly to the decking. It seals around every nail hole. Standard felt paper tears in wind-driven rain. Peel-and-stick doesn't. Our crews use SA underlayment systems rated for the zone on every shingle roof replacement we complete.
What You Get
What's Included in Every Shingle Roof Replacement
Full tear-off
We remove all existing shingles, felt, and damaged decking before installing anything new. No layovers — those are code violations in HVHZ and hide rot.
Deck inspection and repair
Every sheet of plywood or OSB gets inspected after tear-off. Soft spots, rot, or delamination are replaced before the new system goes down.
Peel-and-stick underlayment
We install a self-adhering SA membrane across the full deck. This meets HVHZ code and keeps water out even if shingles lift in a storm.
Metal drip edge
Galvanized or aluminum drip edge gets nailed to every eave and rake before underlayment goes on. It stops water from wicking under the edge and rotting the fascia.
Impact-resistant shingles
We install Class 4 impact-rated shingles from GAF, Owens Corning, or CertainTeed. All carry Miami-Dade NOA approval and qualify for Florida wind mitigation credits.
Permit and final inspection
Haven pulls every required building permit and schedules the county inspection. You get a closed permit — which matters at resale and for insurance claims.

Most South Florida homes built before 2000 have 3-tab shingles. These are flat, single-layer shingles that sit about 3/16 inch thick. They look fine when new but lose granules fast in Florida's UV and break down quickly under heat. They also carry lower wind ratings. A shingle roof replacement is the right time to upgrade.
Architectural shingles — also called dimensional or laminate shingles — are two layers bonded together. They run about 50% thicker than 3-tab. The extra mass resists impact and holds granules longer. Brands like GAF Timberline HDZ and Owens Corning Duration carry Class 4 impact ratings and wind ratings up to 130 mph or higher with the six-nail pattern.

CertainTeed Landmark shingles are another strong option. CertainTeed's SureStart PLUS warranty covers manufacturing defects and labor for the first ten years. All three brands offer algae-resistant coatings — important in South Florida where black streaks from Gloeocapsa magma algae are a common complaint. Ask your Haven estimator which system fits your home's pitch, exposure, and budget.

| Wind rating (6-nail pattern) | Up to 60–70 mph | Up to 130–150 mph |
| Impact rating | Class 1–2 (basic) | Class 4 (highest) |

| Lifespan in South Florida | 12–18 years | 25–35 years |
| Wind mitigation credit | Rarely qualifies | Qualifies with Class 4 rating |
Insurance & Wind Mitigation Credits
A shingle roof replacement using Class 4 impact-rated shingles can lower your homeowner's insurance premium by 20–30% in Florida. Your insurer will require a Wind Mitigation Inspection Report (OIR-B1-1802). Haven provides all permit documents and product NOA sheets to help your inspector verify the system.
Process
Our Shingle Roof Replacement Process
- 1
Free estimate and inspection
An estimator visits your home, walks the roof, checks the decking from the attic, and gives you a written scope. No pressure, no obligation. We note any storm damage that may support an insurance claim.
- 2
Permit application
Haven pulls the building permit with your county before any work starts. We handle all paperwork. Most Miami-Dade permits are issued within 5–10 business days through the online portal.
- 3
Tear-off and deck prep
Our in-house crew removes all old shingles and felt. We inspect every panel of decking. Damaged panels get replaced and nailed at the correct spacing before anything new goes down.
- 4
Underlayment and drip edge
Drip edge goes on first at the eaves, then peel-and-stick SA underlayment covers the full deck. Drip edge then goes on the rakes over the underlayment — this is the HVHZ sequence, and it matters for water shedding.
- 5
Shingle install and inspection
Shingles are nailed with six fasteners per shingle in the nail zone — never the exposure zone. Once complete, we schedule the county final inspection. You receive a closed permit and all product documentation.

We complete shingle roof replacements across Miami-Dade and beyond. In the urban core, Miami Shingle Replacement and Hialeah Shingle Replacement are among our busiest markets. Older homes in Brickell, Coconut Grove, and West Hialeah often still have original 3-tab systems from the 1980s and 1990s. These are overdue. Doral Shingle Replacement is also high-demand — the newer construction in Downtown Doral uses architectural shingles but the first-gen systems are now hitting 20 years.
In the historic and upscale neighborhoods, Coral Gables Shingle Replacement comes with extra steps. Old Cutler and Cocoplum have deed restrictions and city approvals. We know the process. Miami Beach Shingle Replacement adds salt-air exposure — we spec marine-grade fasteners and algae-resistant shingles for coastal installs on South Beach, Mid-Beach, and North Beach properties.
“Doral Shingle Replacement is also high-demand — the newer construction in Downtown Doral uses architectural shingles but the first-gen systems are now hitting 20 years.”
In the suburbs, Kendall Shingle Replacement, Cutler Bay Shingle Replacement, North Miami Shingle Replacement, and Miami Lakes Shingle Replacement make up a large share of our volume. The Hammocks, Country Walk, Saga Bay, and Keystone Point all have large single-family home stock with aging shingle systems. To the south, Homestead Shingle Replacement is a growing market after Irma's impact on the agricultural belt. Aventura Shingle Replacement covers the coastal corridor near Williams Island and Aventura Lakes, where HOA color approval and NOA documentation both matter.

Shingle roof replacement is the right call for most South Florida homes with a 4:12 pitch or steeper. Shingles cost less than tile and install faster. A full shingle tear-off and replacement usually runs 4 to 6 weeks from permit to final inspection. Metal roofing lasts longer — 50 or more years — but costs more upfront. Tile roof replacement suits barrel-tile homes in Coral Gables and Miami Beach but adds frame load that some older homes can't carry without engineering.
If your shingles are under 15 years old and the damage is isolated, roof repair may be enough. Missing tabs, cracked ridge caps, and small field tears can often be fixed without a full replacement. Our estimators will tell you honestly which route makes sense. We don't push replacements on roofs that still have life in them.
