Introduction
bathroom remodel is one of the highest-return projects a South Florida homeowner can do. Old fixtures corrode faster here. Salt air attacks chrome.
Humidity warps cabinets that weren't built for it. Haven Home Remodeling Group handles every piece of the job — demolition, waterproofing, tile, plumbing, electrical, vanities, and fixtures — with 20 in-house crews and no day labor. Our bathroom remodeling work spans Miami-Dade, Broward, Palm Beach, Martin, and St.
Lucie counties. This guide covers what goes into a bathroom renovation, how to compare options, and what to expect from start to finish.

A bathroom remodel in South Florida must follow the Florida Building Code, which requires permits for plumbing changes, electrical work, and any work that touches load-bearing walls. Miami-Dade and Broward fall inside the High Velocity Hurricane Zone (HVHZ), where moisture and wind-resistance rules are tighter than the rest of the state. That means the sealing system under your tile isn't optional — it's code. A licensed contractor pulls the permits, schedules inspections, and closes them out. Unlicensed work leaves you with open permits that block future sales.
Haven GC Aldo Dellamano has led South Florida construction for over 30 years. Our crews pull more than 1,500 building permits per year across all five counties. Every bathroom remodel we do — whether it's a condo in Brickell or a ranch home in Kendall — gets a permit, a licensed plumber, a licensed electrician, and a final inspection. That's not upselling. That's how it's supposed to work.
“Our crews pull more than 1,500 building permits per year across all five counties.”
A bathroom renovation covers far more than swapping a vanity. It can include new tile floors and walls, a new shower or tub surround, updated plumbing supply and drain lines, new lighting circuits, exhaust fan upgrades, and a full vanity and mirror install. Some projects also add a walk-in shower installation in place of a tub, or a tub-to-shower conversion to gain space. Others add grab bars and a curbless entry as part of accessibility upgrades.
What You Get
What's Included in a Haven Bathroom Remodel
Demo & Prep
We remove old tile, fixtures, vanities, and subfloor material as needed. The space is checked for mold, rot, or frame damage before any new work begins.
Waterproof Membrane
Every shower and wet area gets a full sealing layer under the tile. We use systems like Schluter KERDI or RedGard sheet membrane — not paint-on products alone.
Tile & Stone
We set floor tile, wall tile, and shower surrounds. Options include porcelain, ceramic, natural stone, and large-format slabs up to 24x48.
Plumbing Updates
Supply lines, drain lines, and valve rough-ins are updated as needed. We handle everything from a simple fixture swap to a full re-pipe.
Electrical & Lighting
GFCI outlets, exhaust fans, and vanity lighting circuits are brought up to current NEC and Florida Building Code rules. No open wiring, no skipped inspections.
Vanity, Fixtures & Finishes
We install the vanity cabinet, countertop, sink, faucet, toilet, mirrors, and accessories. You choose the finish — brushed nickel, matte black, polished chrome, or others.

Haven Full Remodel in South Florida — waterproofing membrane installation on shower walls
South Florida's climate is hard on bathrooms. Humidity stays above 70% for most of the year. Salt air from the coast speeds up metal corrosion. UV exposure bleaches finishes on south-facing windows. The materials you choose for your bathroom remodel need to handle all of it.
For tile, porcelain is the best choice in most cases. It absorbs almost no water — less than 0.5% — and holds up to direct sun without fading. Ceramic tile works fine in low-traffic areas. Natural stone like marble looks great but needs sealing every one to two years. Large-format tiles (18x18 and up) are popular in South Florida bathrooms because they have fewer grout lines to clean and look more modern. See the Schluter Systems uncoupling membrane — it's one of the best ways to protect large tile from cracking over concrete slabs that shift in our heat.

For vanities, avoid MDF with a thin vinyl wrap. It swells in humidity. Solid wood or plywood-core cabinets with a moisture-resistant finish last much longer here. Quartz countertops beat marble for low upkeep — no sealing, no staining, and they don't react to cleaning products. For fixtures, solid brass internals outlast zinc or pot metal, which corrode fast in coastal air. Brands like Kohler, Moen, and Delta offer solid-brass cartridge lines worth spending extra on.

Process
The Bathroom Remodel Process: Step by Step
- 1
Free Estimate & Design Call
We visit your home, measure the bathroom, and talk through your goals. You get a line-item estimate — no vague ballpark. We help you pick materials, finishes, and layout during this visit.
- 2
Permit & Material Order
We pull the building permit with your local municipality. Materials are ordered and staged. Most South Florida permit approvals take one to three weeks depending on the city.
- 3
Demo Day
Our crew removes old tile, fixtures, and any damaged substrate. We check behind the walls and under the floor for mold or rot. Any issues are shown to you before work continues.
- 4
Rough-In & Waterproofing
Plumbing and electrical rough-ins are done and inspected. Then the sealing membrane goes in — on the shower floor, walls, and any wet zone. This step gets inspected before tile.
- 5
Tile, Fixtures & Final Inspection
Tile is set, grout is sealed, and all fixtures are installed. We schedule the final inspection, close the permit, and walk you through the finished bathroom. Most remodels are done in 3 to 7 days of active work.

Haven crews work across the full Miami-Dade service area. In the coastal corridor, Aventura and Miami Beach projects often happen inside high-rise condos. Condo work adds steps — HOA approval, elevator protection, noise-hour limits — and our crews know the process. North of downtown, North Miami homeowners in Keystone Point and Sans Souci Estates often have older homes with cast-iron drain lines that need updating during a remodel.
In the urban core, Miami bathrooms in Brickell, Coconut Grove, and Wynwood range from new construction condos to 1960s ranch homes. Each has different challenges. Hialeah and Doral have large home inventories with bathrooms that haven't been touched in decades — great candidates for a full renovation. Miami Lakes homeowners in Royal Oaks and Loch Lomond frequently upgrade during kitchen-and-bath combo projects.

In the southern suburbs, Kendall neighborhoods like The Hammocks and Kendale Lakes have tract homes built in the 1980s and 1990s with original baths ready for an update. Cutler Bay and Homestead round out our south county coverage, where newer construction still benefits from modern fixtures and better sealing. Coral Gables projects in Old Cutler and Cocoplum often involve historic homes where we work carefully to preserve original details while meeting current code.

Bathroom remodel costs in South Florida vary based on size, materials, and scope of plumbing and electrical work. A basic guest bath update — new tile, vanity, toilet, and fixtures — often runs $8,000 to $15,000. A mid-range primary bath with a new shower, double vanity, and lighting upgrade usually falls between $18,000 and $35,000. A high-end remodel with custom tile, a freestanding tub, a steam shower, and designer fixtures can exceed $50,000.
The biggest cost drivers are plumbing moves and electrical upgrades. Moving a drain line requires cutting the concrete slab — common in 1970s and 1980s South Florida homes with slab foundations. Each slab cut adds time and cost. Upgrading to LED-lit mirrors, heated floors, or a multi-head shower system adds to the electrical scope. These aren't luxuries — South Florida buyers expect them.
